Coastal dune sand: fast drainage and your sprinklers
Soil — Quindalup coastal sands. Fast-draining coastal dunes mean the margin for a blocked or misaligned sprinkler is tiny — regular system checks plus wetting agents protect lawns in this sand.
Groundwater & bores. Groundwater under this part of the coastal plain is generally accessible, so a garden bore (new or revived) is a practical way to water without paying scheme rates. Water Corporation's roster and winter sprinkler ban still apply to bores.
Rainfall — about 672mm a year. Annual rain near 672mm and strongly seasonal (~77% May-Sep at Pearce Raaf); the practical schedule is full summer duty, tapering shoulder seasons, sprinklers off 1 June - 31 August.

A failed master valve in Quinns Rocks
A Quinns Rocks system had stopped working, and the owner had already tried clearing around the sprinklers without success — the heads still would not pop up. That detail pointed away from the heads.
Our technician tested the coils and the master valve (the main valve that shuts the whole system off) read open — no continuity at all, where a healthy solenoid (the electrically-operated valve that feeds one station) sits around 20 to 60 ohms — so it was replaced. A master valve sits upstream of every station, so when it fails closed nothing downstream receives water, no matter how clean the heads are or what the controller is doing.
From the garden it looks identical to a system full of blocked sprinklers. With the new master valve fitted, a manual test was run on the located solenoid to confirm water was reaching the stations.
Clearing around heads is a reasonable first thing to try; when it changes nothing at all, the fault is almost always further upstream.
A Quinns Rocks inspection, with one line left for later
A full irrigation inspection at a Quinns Rocks property in February 2026 turned up four faults across two stations: two blocked nozzles and a broken lateral line on station 1, and a blocked nozzle and a broken micro cap on station 2. The nozzles and the micro cap were repaired on the spot.
The lateral line, the smaller pipe that carries water from the valve out to the sprinklers, needed more time than the visit allowed. It was reported and scoped as a separate job rather than patched in a hurry.

Local reticulation questions
Yes, but get the City's approval first. Quinns Rocks is in the City of Wanneroo. Irrigation pipes and connections shall be laid beneath the nature strip between 150mm and 300mm deep.
