Sand over limestone: what it means for your retic
Soil — Spearwood sands. Sand over limestone drains rapidly and can turn water-repellent in summer — a wetting agent, plus splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm), is the standard fix in this belt.
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.
Rainfall — about 672mm a year. Averages about 672mm a year at the Pearce Raaf gauge with roughly 77% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

A Butler controller fault that lived in the cable pit
A Butler job was booked to rectify a controller fault. Our technician located the controller, tested the system, and found the problem was distributed across three points rather than sitting in the controller itself.
The coil on station 2 had failed and was replaced. The valve on station 1 was replaced as well.
The third fault is the one that ties it together: the wires had come apart in the cable pit at the base of the controller, where the controller's output meets the field wiring. That junction is a common failure point — it is where two different wiring runs meet, often joined years apart, and it sits in a pit that collects water.
Rejoining those wires alongside the two valve repairs returned the system to full operation.
Leaks and an open tee on a Butler lawn
In September 2024, our technician ran the system check a second time at this Butler home, and a new leak showed up in the lawn on station 4. Part of the damage was a broken tee, possibly cracked during grading and the builders' clean-up.
The leaks were repaired, and a pop-up sprinkler was fitted where an open faucet tee had been sitting on the line. Two broken pop-ups were also found on the verge. An open fitting like that lets water run straight out every time its station comes on, wasting water and taking pressure away from the sprinklers that are meant to be doing the work.

Local reticulation questions
Yes, but get the City's approval first. Butler is in the City of Wanneroo. Irrigation pipes and connections shall be laid beneath the nature strip between 150mm and 300mm deep. The sprinkler roster is a Water Corporation matter, so it doesn't change at the council boundary.
