Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Clay-influenced soils on the old river plain absorb slowly; split each watering into cycle-and-soak bursts so it sinks in rather than pooling or running off.
Groundwater & bores. Mixed geology makes this variable bore country; success cases exist nearby but aren't guaranteed. Smart controllers and seasonal reprogramming deliver dependable savings regardless of water source.

Mixed nozzles on one Morley station
A Morley verge threw up a problem worth explaining. Station 3 was running two solenoids wired together at the coils, so both valves opened as one — and the areas they fed had different nozzle types, conventional sprays on one and MP Rotators on the other.
Those two put water down at very different rates, so a single run time cannot suit both: whatever suits the sprays will over-water or under-water the rotators. One of the two solenoids (the electrically-operated valve that feeds one station) was also stuck open.
Our technician replaced the faulty solenoid, dealt with a leak that appeared at the valve, fitted conventional nozzles for better coverage in that area and replaced an MP Rotator. The lesson generalises: nozzle types should not be mixed within a station, because the station, not the nozzle, is what the controller times.
Reconnecting Morley retic after a new fence
New fences and retic rarely get along. At a Morley property in April 2026, the posts for a new fence had gone through the existing pipework, so our technician dug out each post location to find both ends of the pipe so the line could be reconnected.
Out on the verge the problem was a tree. Its roots had taken over the pipe route, so they were cut back to expose the pipe ends, and a new trench was dug to divert the line around the tree rather than through it. The billed work also covered locating a solenoid valve and replacing a riser. Rerouting around a growing tree is the fix that lasts; rejoining the old line through the root zone just books the next repair.
