Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Clay-loam soil rewards patient watering — several short soak cycles per station beat one long run, and drippers suit beds better than sprays.
Groundwater & bores. Bore prospects here depend on local clay layers and depth to the water table — some streets drill well, others don't, so a site assessment beats guesswork. If a bore isn't practical, a smart controller and rain sensor cut scheme-water use instead.
Rainfall — about 755mm a year. Expect ~755mm annually per the Perth Airport M.O. gauge, heavily winter-weighted (~79% May-Sep): summer is effectively rain-free, so summer run times carry the garden.

Twenty-seven sprinklers before a Kiara settlement
A Kiara property needed its reticulation put right before settlement, with every station tested and anything failed repaired or replaced. The scale tells the story: 27 sprinklers replaced across the front and back lawns, along with four micro sprays, two shrub adapters and repairs to two leaks in the front lawn pipework.
The system was also flushed to clear sand and iron buildup — a strong indicator of bore water, which carries both, and the reason so many heads had failed or blocked. Our technician tested the system multiple times rather than once, because on a system carrying that much sediment the first run after replacing heads will often push more material into the new nozzles.
Getting a system checked before settlement is worth doing while there is still someone to raise it with.

Local reticulation questions
Yes, no council permission needed. Kiara is in the City of Swan. Dial 1100 for Dial before You Dig or go online prior to any works commencing on site.
It depends on your exact spot — groundwater access around Kiara varies, sometimes street to street. We can assess your block's suitability, and if a bore doesn't stack up, a well-zoned scheme-water system with matched nozzles is the next best water saver.
Kiara sits on Pinjarra Plain clay-loams. That soil holds water well but takes it in slowly, so sprinklers can easily apply it faster than the ground absorbs. The most common thing we get booked for in Kiara is controller work, so that's where the technician starts. We aim for around 10mm on each of your two watering days, and decide on site whether that wants one run or two cycles inside the same window.
Water Corporation sets Kiara's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's Perth Airport station averages about 72 mm of rain in September and 43 mm in October, a little drier than central Perth's 80 mm.
A controller repair isn't quoted: book the visit and it's diagnosed and fixed on site. An upgrade, say to Wi-Fi, can be quoted without a visit: tell us if your controller is hardwired or plugs into a power point (a photo helps). If it needs an electrician, we arrange one.
