Streetscape work to council spec

Local-government work has no room for shortcuts, and a streetscape project in Bayswater shows what spec-grade delivery looks like: four garden beds re-reticulated with hand digging after utility location checks, pipework laid at 300mm depth set precisely inside the paved edges, pop-ups on articulated risers, camlock fittings and valve boxes to the exact schedule — every material and method per the council's specification. The complex where two stations fired at once
One Bayswater complex had been wired into folklore: turn on one station and two would run, pressure everywhere suffering. Our testing untangled it — years of field wires joined together until only two live wires served the whole front area, each feeding two stations at once, plus a multicore connected to nothing, a solenoid missing entirely, multiple PVC leaks and no master valve at all. We rebuilt it systematically over two visits: rewiring, new solenoids, leak repairs and a proper master valve. From mystery to maintainable.

Full retrofits, done in the right order
Bayswater's older gardens are prime retrofit country. One home got the full treatment — two new Hunter controllers (garage and rear shed), six stations of new solenoid valves, PVC to the lawns with MP rotating nozzles and poly to the beds — staged around the plumber and finished as a fully documented system. Another started with a flow test (33 litres a minute, measured, before we designed anything) and a bundled front-yard renewal with drip-line conversions for four garden beds. Measure first, install second: that's how retrofits should run.

A Bayswater system rebuilt for water efficiency
A Bayswater job in early 2025 was an upgrade rather than a repair. New pop-ups went into the verge, the front lawn and the rear lawn, with MP Rotators fitted to the verge and front lawn areas. Rotators of that type put water down considerably more slowly than a conventional spray nozzle, which matters on Perth sand — water applied faster than the soil can absorb it either runs off or drains straight past the root zone, and neither waters the lawn. Some pop-ups in the garden beds were swapped for risers to lift the spray clear of the planting. A new hardwired eight-station controller was installed by our electrician, and run times were reset to suit the new nozzles. That last step is the one most often skipped: changing to low-flow nozzles without extending run times leaves a lawn drier than it was before the upgrade.
