Soil — Bassendean sands. Deep grey leached sand that repels water once it dries out: break the cycle with wetting agents and by splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm).
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.

Leaks in the 19mm poly at Cockburn Central
A Cockburn Central property came in with reticulation leaks, and they were in the 19mm poly — the lateral pipework carrying water from the valve out to the heads. Our technician repaired those along with a leak in front of a solenoid valve (the electrically-operated valve that feeds one station), and replaced a faulty sprinkler.
Leaks on 19mm lateral behave differently from leaks on the mainline: they only run while that station runs, so they are easy to miss unless somebody is watching the system operate. They show up as a soft patch that never quite dries out, or as heads at the far end of the station throwing short.
The property runs five stations off bore water, with a hardwired controller in the back yard near the switchboard — worth recording, because knowing the supply type shapes what fails and how often.
