Sand over limestone: what it means for your retic
Soil — Spearwood sands. Spearwood-belt sand sheds water quickly past roots; wetting agents and short repeat cycles keep gardens even. Limestone near the surface calls for experience when digging in new lines.
Groundwater & bores. Shallow sandy geology means bores in this area usually deliver reliable garden water; pairing one with well-tuned reticulation keeps large lawns affordable. The 2-day roster and winter ban apply to bore watering too.
Rainfall — about 808mm a year. Expect ~808mm annually per the Jandakot Aero gauge, heavily winter-weighted (~79% May-Sep): summer is effectively rain-free, so summer run times carry the garden.

Stations lost to a Beeliar synthetic lawn
A Beeliar system was running its front and back gardens off a single active station — the others appear to have been disconnected when synthetic lawn was installed. That is a common outcome.
When lawn is replaced with synthetic turf the sprinklers serving it are no longer needed, and the quickest way to deal with them is to disconnect the station; what gets lost is that the same station often also fed garden beds that still need water. Our technician installed a new controller, replaced a solenoid coil (the electrical part of that valve), replaced four spectrum sprays and added a pressure-compensating stake to a pot plant.
Where synthetic turf is going in, it is worth separating the beds onto their own station first, so removing the lawn irrigation does not take the garden irrigation with it.
A PVC leak and a capped garden bed in Beeliar
This Beeliar job, in April 2026, was booked as repairs to retic pipework and sprinklers reported to have been damaged by other trades. Our technician fixed a leak in the PVC pipe and replaced two sprinklers and three nozzles. The system runs two stations from a controller on the back side wall.
A section of retic feeding a garden bed has also been capped off, as the plan is to convert that bed to lawn. Capping a line that is no longer needed stops it wasting water and pressure that the rest of the station can use.

Local reticulation questions
Yes, though the City would rather you didn't irrigate at all. Beeliar is in the City of Cockburn. The City recommends non-irrigated Waterwise verges. Watering days are a separate matter — those come from Water Corporation, not the council.
Generally yes — Beeliar sits over accessible groundwater, which is why garden bores are common here. Depth, yield and iron content still vary block to block, so it's worth assessing rather than assuming. We install, service and repair bores and pumps.
Beeliar sits on Spearwood sands. Water moves through it fast, and the sand can turn water-repellent once it dries out. The most common thing we get booked for in Beeliar is controller work, so that's where the technician starts. The schedule is built around about 10mm on each rostered day — split into two cycles inside the same watering window when the ground won't take it in one.
