Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Deep grey leached sand that repels water once it dries out: break the cycle with wetting agents and by splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm).
Groundwater & bores. Groundwater under this part of the coastal plain is generally accessible, so a garden bore (new or revived) is a practical way to water without paying scheme rates. Water Corporation's roster and winter sprinkler ban still apply to bores.
Rainfall — about 808mm a year. Averages about 808mm a year at the Jandakot Aero gauge with roughly 79% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

The Jandakot valve that couldn't be found
Our technician tested all five stations at this Jandakot home in December 2025. A leak in the poly pipe was fixed, two broken micro sprays were replaced, and one more micro spray was swapped out. The controller was then programmed.
One station was not working, and its solenoid could not be found. It may be under the paving or the decking. Valve boxes are often covered over when paving or decking goes in after the retic, and once hidden they can be very hard to find again. A quote was also requested for a tap timer on the back tap.

Yes, though the City would rather you didn't irrigate at all. Jandakot is in the City of Cockburn. The City recommends non-irrigated Waterwise verges.
A controller repair isn't quoted: book the visit and it's diagnosed and fixed on site. An upgrade, say to Wi-Fi, can be quoted without a visit: tell us if your controller is hardwired or plugs into a power point (a photo helps). If it needs an electrician, we arrange one.
