Your local Success reticulation team
We've completed 80 local jobs in Success, 56 of them in the last two years — stuck solenoids, leaking poly, controllers reprogrammed to the two-day roster, and the odd rescue after a DIY repair let sand into the lines. This corner of Cockburn is calling for retic help faster every year, and it's woven into our daily runs. Repairs are booked, not quoted over the phone. A technician diagnoses at the property and fixes what can be fixed on the day.
The sandy soils common around Success drain quickly, so sprinkler spacing and run times need to be dialled in to keep lawns green without wasting water. Verge and streetscape watering rules sit with the City of Cockburn — worth checking before verge retic work, and we can advise on what your council allows. Water-repellent grey sand means uneven lawns if coverage is patchy; regular retic checks plus wetting-agent treatment address the two usual causes together. Shallow sandy geology means bores in this area usually deliver reliable garden water; pairing one with well-tuned reticulation keeps large lawns affordable. The 2-day roster and winter ban apply to bore watering too. The Jandakot Aero gauge averages ~808mm a year, ~79% of it May through September — dial summer cycles for zero rainfall help and let the winter switch-off do its job. We're about 6 km from our Jandakot base, well inside the daily service runs.
We’re Waterwise-endorsed and Irrigation Australia members, every job is backed by a full warranty, and we’re Perth’s most-reviewed retic specialist (rated 4.7 from 230 Google reviews).

What does Success’s soil and water mean for your retic?
Soil — Bassendean sands. The grey sands here drain instantly and fight re-wetting in summer, so scheduling little and often — with a wetter twice a year — is what works.
Groundwater & bores. This is favourable ground for garden bores — sand all the way to the water table in most streets. Bore-fed retic avoids scheme water charges, though the same 2-day roster and winter switch-off govern when it can run.
Rainfall — about 808mm a year. Roughly 808mm a year here (Jandakot Aero), with about 79% of it falling May-September — the long dry rest of the year is why controller programming and coverage checks pay for themselves.

Customer stories from Success
The DIY solenoid that let the sand in
A Success homeowner had a solenoid that wouldn't turn off, had a crack at replacing it themselves, and ended up with a system behaving worse than before. It's a common story, and there's no shame in it — but there's a catch nobody warns you about: open a live line in Perth sand and the sand gets in. Once it's through the system it lodges in valve seats and stops them sealing, so valves that were fine suddenly won't shut.
We replaced the faulty master solenoid, found stations 3 and 5 had failed as well and replaced those, and repaired a poly pipe leak on the back-garden station. Then the unglamorous part: flushing the system again and again until every valve would shut off cleanly, and testing it station by station. We were straight with the owner, too — after that much sand, some residue can still be sitting in the lines, and that's worth knowing up front rather than discovering later.
The lesson isn't 'never touch your own retic'. It's that a solenoid swap looks like a ten-minute job right up until it isn't.

And week in, week out
Success sits six kilometres from our Jandakot depot, so it's part of the daily rhythm rather than a special trip — 80 local jobs completed here, 56 of them in the last two years. Stuck and failed solenoids, leaking poly, patchy coverage on water-repellent grey sand, controllers that need setting to the two-day roster: the everyday faults of a suburb where nearly every garden runs on reticulation, handled by a crew that's practically local.
