Sand over limestone: what it means for your retic
Soil — Spearwood sands. This limestone-derived sand holds little water, favouring a watering-day run split into two shorter cycles. Alkaline soil and caprock are normal here — worth knowing before any retic excavation.

Bore wiring and ageing poly in Yangebup
A Yangebup property runs off a bore, and the fault was in the wiring connections at the top of it. Our technician repaired those and tested both current and voltage to confirm the pump was receiving what it should — testing electrically rather than just seeing whether the pump starts, because a marginal connection will run a pump right up until it fails under load.
All four stations were then tested. Sprinklers, nozzles, micro risers (the upright pipe a sprinkler sits on) and micro sprays were replaced, and a few areas capped off where the pipe was damaged and not watering anything.
One thing was flagged rather than fixed: the old poly in the back yard is nearing the end of its life and will need replacing in time. That is worth knowing in advance so it can be budgeted rather than met as an emergency.
Broken coil wires and a feed line leak in Yangebup
This Yangebup job, in February 2026, was for a couple of solenoids that weren't working, with their locations already known. On station five, the wires had been broken off the coil, so the coil was replaced. With its wires broken, a coil never gets the controller's signal, so the valve simply stays shut.
