Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Deep grey leached sand that repels water once it dries out: break the cycle with wetting agents and by splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm).
Groundwater & bores. Good bore country: the superficial aquifer is within practical drilling reach under these sands. Watering from a bore costs pumping power rather than scheme rates — with the same 2-day roster and winter ban as everyone else.
Rainfall — about 808mm a year. Local average is ~808mm a year, about 79% of it in the May-September wet season (Jandakot Aero) — reprogram seasonally and switch sprinklers off for the mandatory June-August ban.

The master valve coil behind an Atwell retic fault
The retic at this Atwell home had stopped working when we attended in November 2025. Our technician tracked down the master solenoid and all four station solenoids; the master valve and the valves for stations 1 and 2 sit close to the water meter.
The master solenoid's old coil was no longer opening the valve, so it was replaced, and all four stations were then tested. A master valve sits at the head of a system and must open before any station can get water, so a dead coil there can leave every station dry even when the station valves themselves are fine.
