Sand over limestone: what it means for your retic
Soil — Spearwood sands. Free-draining yellow sand with limestone often close beneath — great drainage, poor moisture holding. Splitting one watering into two cycles inside the same window suits it, and retic trenching can hit caprock.
Groundwater & bores. Domestic bores perform well across this sand-plain suburb, and an older bore is often worth servicing rather than abandoning. Bore watering follows the standard 2-day roster and the June-August sprinkler switch-off.
Rainfall — about 808mm a year. Averages about 808mm a year at the Jandakot Aero gauge with roughly 79% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

One broken sprinkler, low pressure across a Winthrop system
A Winthrop system had low pressure, and the cause was a single broken sprinkler. That is worth stating plainly, because low pressure is often assumed to be a supply problem or a failing pump when it is frequently one head with a break in it.
A broken sprinkler is an open pipe — it will take as much water as the line can deliver and leave nothing for the heads further along the station. Our technician repaired the broken head, which resolved both the leak and the pressure, and replaced a micro spray in the garden.
The controller was also malfunctioning and was replaced with a six-station unit and programmed. The system was then tested through and found to be in good working order.
Fixing the leak first, before diagnosing pressure, avoids chasing a symptom that has already been explained.
New sprays on an old Winthrop controller
The call to this Winthrop home in January 2026 was about pressure problems, with a possible leak suspected. Our technician tested the system on its existing controller and worked through the heads: two sprinklers were replaced, along with seven micro sprays and their micro cap adapters, then another two sprinklers in the lawn and four more micro sprays.
The controller itself is more than 20 years old and wasn't working at its best, so our technician recommended replacing it in the near future. Planning a replacement beats waiting for a failure, because a controller that quits outright leaves every station dry until a new one is fitted.
