Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Slow-draining plain country where runoff wastes water fast; a controller set for cycle-and-soak, with zones split by soil and plant type, suits these blocks.
Groundwater & bores. Clay and alluvium make bore yields less predictable here than on Perth's sands — worth checking local conditions before drilling. Efficiency upgrades (smart controller, rain sensor, drip zones) are the sure-thing alternative.
Rainfall — about 755mm a year. Around 755mm falls annually (Perth Airport M.O. data), close to 79% of it May-September; gardens rely almost entirely on reticulation from November to March, when scheduling accuracy matters most.

Flushing sand out of a Viveash line
A Viveash property had broken pipework on station 3, and the repair was only half the job. Sand and debris had entered the line through the break, so our technician flushed the line out before putting the heads back into service.
That step is what prevents the follow-up callout. While a pipe is broken and the station is running, the surrounding soil is drawn into the pipework, and it travels downstream until it reaches a nozzle small enough to stop it.
Repair the pipe and leave the sand in place, and the nozzles block within a few cycles — which reads as a new fault rather than an unfinished repair. Minor repairs were made to blocked and broken sprinklers and the controller checked and programmed.

It depends on your exact spot — groundwater access around Viveash varies, sometimes street to street. We can assess your block's suitability, and if a bore doesn't stack up, a well-zoned scheme-water system with matched nozzles is the next best water saver.
Viveash sits on Pinjarra Plain clay-loams. That soil holds water well but takes it in slowly, so sprinklers can easily apply it faster than the ground absorbs. The most common thing we get booked for in Viveash is controller work, so that's where the technician starts. The schedule is built around about 10mm on each rostered day — split into two cycles inside the same watering window when the ground won't take it in one.
Water Corporation sets Viveash's sprinkler days: check yours with your street number and postcode.
