Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Heavier alluvial clay-loams that take water slowly and can waterlog in winter — cycle-and-soak programming stops runoff, and hydrozoning suits mixed lawn-and-bed gardens.
Groundwater & bores. Some properties in this area run productive bores, others hit clay or poor yield; local advice and a site check are essential. If scheme water is the source, tight scheduling matters all the more.
Rainfall — about 755mm a year. Local average is ~755mm a year, about 79% of it in the May-September wet season (Perth Airport M.O.) — reprogram seasonally and switch sprinklers off for the mandatory June-August ban.

The Midvale system that was watering too little
Not every retic problem is a broken part. A Midvale system we serviced in early 2025 needed very little repair — five nozzles adjusted and one 10-foot nozzle replaced.
The real issue was the programming: run times on both the front and rear lawn were set too short for the coverage the system actually delivered. Under-watering is harder to spot than a leak, because nothing looks broken.
The lawn simply thins, patches appear in the areas the sprinklers reach last, and the usual assumption is that a sprinkler has failed. Our technician extended the run times to suit the nozzles fitted.
It is worth checking whenever nozzles have been changed at some point in a system's life: the run time that suited the old heads rarely suits the new ones, and nobody thinks to revisit the controller.
Tracing damaged wiring along a Midvale mainline
At a Midvale property in March 2026, the retic's trouble was in the cable, not the sprinklers. Our technician tracked the wiring along the mainline to find where it had been damaged, and the billed work for the visit included uncovering and replacing a solenoid valve.

Local reticulation questions
Yes, no council permission needed, if you're in the City of Swan. Midvale has a council boundary running through it — parts sit in the Shire of Mundaring, so check which side you're on. Dial 1100 for Dial before You Dig or go online prior to any works commencing on site.
