Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Slow-draining plain country where runoff wastes water fast; a controller set for cycle-and-soak, with zones split by soil and plant type, suits these blocks.
Groundwater & bores. Some properties in this area run productive bores, others hit clay or poor yield; local advice and a site check are essential. If scheme water is the source, tight scheduling matters all the more.

A Bellevue system that wouldn't turn off
A Bellevue property was reported with the reticulation not turning off in one area and sprinklers not working at the front and back — two complaints that sound unrelated and shared a cause. Our technician electronically located the master solenoid (the electrically-operated valve that feeds one station) and the station 1 solenoid, and both were faulty.
A master valve (the main valve that shuts the whole system off) that will not close leaves the system running; a station valve that will not open leaves parts of the garden dry. Both were fully excavated, replaced and tested at the controller rather than only at the valve, which confirms the whole circuit works and not just the new part.
A damaged 20mm lateral pipe was also replaced, and the controller programmed with watering days, start time and run times. Two opposite symptoms in one system usually means two valves, not one intermittent fault.
Taped joins and a backwards valve in Bellevue
A Bellevue commercial system in December 2024 had several faults stacked on top of each other. The master valve was stuck permanently open, so our technician replaced it and tested the new one. The wiring had a string of joins made with electrical tape that had broken down, with heavy corrosion, and every join found was remade with gel joiners.
Station 2's solenoid valve had been fitted the wrong way round by an earlier installer, so it was replaced. Electrical tape was never meant to sit in damp soil: once water gets in, the copper corrodes, and that is a common reason stations stop answering the controller.
