Sand over limestone: what it means for your retic
Soil — Spearwood sands. Well-drained yellow sands over Tamala limestone: water moves through fast, so a properly scheduled controller and soil wetters do the heavy lifting.

A split diaphragm on a Swanbourne system
A Swanbourne system was underperforming, and one finding explains most of it: the station 1 valve had a split diaphragm. A diaphragm is what seals a solenoid valve (the electrically-operated valve that feeds one station) shut, and when it splits the valve bleeds — passing water continuously instead of holding, which drops pressure across everything else running.
Our technician replaced the station 1 and 2 solenoids and the master valve (the main valve that shuts the whole system off), and fitted precision nozzles to the inside lawn to get more even distribution from the pressure available. One thing could not be confirmed: a water filter had been installed previously, but there was no way to determine where the master valve had been connected, despite assurances that it had been.
Undocumented work is a real cost on a retic system — what cannot be located has to be either re-established or worked around.
Master valves front and back on a Swanbourne system
Two visits to a Swanbourne home in March 2026 covered a repair and an upgrade. The repair was a hidden break in the 19mm poly coming off station 3, which our technician found and fixed.
The upgrade was master valves. One went in at the front, paired with an isolation valve and a non-return valve, and another went on the tap under the deck at the back. With no spare wires at the front, an add-a-station was used there, and the new master and isolation valve were housed in a large rectangular valve box. Every wiring connection was finished with a gel cap. A master valve sits ahead of the station valves and only opens when the controller calls for water, so a station valve that sticks can't keep running once a program ends.
