Verge planting and reticulation rules sit with the City of Nedlands, while watering days come from the Water Corporation sprinkler roster, not the council — worth checking both before any verge retic work. We're about 16 km from our Jandakot base, well inside the daily service runs.
We’re a Water Corporation Waterwise Garden Irrigator and an Irrigation Australia member, every job is backed by our workmanship warranty, and we’re rated 4.7 from 230 Google reviews.

What does Swanbourne’s soil and water mean for your retic?
Soil — Spearwood sands. Well-drained yellow sands over Tamala limestone: water moves through fast, so a properly scheduled controller and soil wetters do the heavy lifting.
Groundwater & bores. Groundwater under this part of the coastal plain is generally accessible, so a garden bore (new or revived) is a practical way to water without paying scheme rates. Water Corporation's roster and winter sprinkler ban still apply to bores.
Rainfall — about 727mm a year. The Swanbourne gauge averages ~727mm a year, ~78% of it May through September — dial summer cycles for zero rainfall help and let the winter switch-off do its job.

What kind of retic work do we do in Swanbourne?
The Swanbourne work in our job system tells its own story: the most common call-outs here are controller work, sprinkler & pop-up repairs and servicing & tune-ups. 17 of our Swanbourne jobs landed in just the last two years, so the local knowledge is current — not folklore.
From our Swanbourne job book
A split diaphragm on a Swanbourne system
A Swanbourne system was underperforming, and one finding explains most of it: the station 1 valve had a split diaphragm. A diaphragm is what seals a solenoid valve (the electrically-operated valve that feeds one station) shut, and when it splits the valve bleeds — passing water continuously instead of holding, which drops pressure across everything else running.
Our technician replaced the station 1 and 2 solenoids and the master valve (the main valve that shuts the whole system off), and fitted precision nozzles to the inside lawn to get more even distribution from the pressure available. One thing could not be confirmed: a water filter had been installed previously, but there was no way to determine where the master valve had been connected, despite assurances that it had been.
Undocumented work is a real cost on a retic system — what cannot be located has to be either re-established or worked around.
What we actually find in Swanbourne
We've completed 40 jobs in Swanbourne. For this pattern check we read the 6 with the fullest, most recent technician notes — a capped sample, deliberately small and not random. 3 of them involved broken pop-ups and blocked nozzles, against 29% across the 1,781 Perth jobs sampled the same way. It tells our technician what to check first. It is not Swanbourne's fault rate, and we don't publish it as one.
