Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Grey Bassendean sand is Perth's most water-repellent soil — water beads and runs off dry patches. Wetting agents plus short, frequent cycles are close to mandatory for an even lawn.
Groundwater & bores. Domestic bores perform well across this sand-plain suburb, and an older bore is often worth servicing rather than abandoning. Bore watering follows the standard 2-day roster and the June-August sprinkler switch-off.

A Banjup service, and the rebate detail worth knowing
A Banjup property was tested across all four stations, with a failed solenoid coil (the electrical part of that valve) replaced, seven sprinklers and nine nozzles renewed between the two areas, and a new end cap fitted to a 19mm poly line. An end cap sounds minor and is not: a poly line left open at the end will bleed pressure away from every head on that station.
One practical note came out of this job. The waterwise rebate applied on it covered repairs to leaking pipes and solenoid valves (the electrically-operated valve that feeds one station) specifically, and required the customer to be present at the time of the repair.
Terms change season to season, so it is worth checking the current ones before booking rather than after — it affects both what is claimable and whether someone needs to be home for the visit.
Finding a stuck valve under the Banjup rosemary
A system check at this Banjup property in May 2025 showed station 1 appeared to be stuck open, and the solenoid valve locations were not known going in. The master valve was replaced as required. A master valve sits ahead of all the station valves and shuts the whole system off between cycles, which matters most when a station valve won't close.
The station 1 solenoid turned up deep under a rosemary bush along the edge of the driveway. Getting to it took careful pruning of the rosemary and lifting some of the paving, and once the valve was exposed our technician swapped out the solenoid.
