Verge planting and reticulation rules sit with the City of Cockburn, while watering days come from the Water Corporation sprinkler roster, not the council — worth checking both before any verge retic work. We're about 8 km from our Jandakot base, well inside the daily service runs.

What does Hammond Park’s soil and water mean for your retic?
Soil — Bassendean sands. Water-repellent grey sand means uneven lawns if coverage is patchy; regular retic checks plus wetting-agent treatment address the two usual causes together.
Groundwater & bores. The superficial aquifer here typically supports domestic garden bores — a big running-cost saving over scheme water for lawns. Note bore users now share the standard 2-days-per-week roster and the 1 June - 31 August switch-off.
Rainfall — about 750mm a year. Around 750mm falls annually (Medina Research Centre data), close to 77% of it May-September; gardens rely almost entirely on reticulation from November to March, when scheduling accuracy matters most.

What kind of retic work do we do in Hammond Park?
Our Hammond Park history runs 73 jobs deep, and the pattern is clear: controller work, sprinkler & pop-up repairs and solenoid & valve repairs lead the list. 47 of those jobs are from the last two years.
From our Hammond Park job book
A Hammond Park system rebuilt to last
A Hammond Park job followed lawn removal, and the reticulation was rebuilt rather than patched. Two new solenoid valves (the electrically-operated valve that feeds one station) were installed and two coils replaced at the front.
The rear lawn station needed new pipe outright — the old pipe was too extensively damaged to be worth repairing, which is a judgement worth making honestly rather than joining one break after another. A new six-station controller was installed.
The part that matters most is invisible: every wiring connection at the solenoid valves was made with gel-filled connectors, and all wiring run in conduit. Buried retic wiring usually fails at the joins, where moisture gets into the connection and corrodes it.
Gel connectors and conduit are a small addition at installation and the main reason a system's wiring is still sound a decade later.
What we actually find in Hammond Park
Of our 73 Hammond Park jobs we read the 6 with the fullest, most recent notes — capped, and not a random sample. 3 involved failed solenoids and valve coils, against 23% across the 1,781 Perth jobs sampled the same way. Enough to shape where we start; not enough to call Hammond Park unusual.
