Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Ancient, heavily leached dune sand — expect non-wetting patches and fast drainage. Matched nozzles, soil wetters and frequent short cycles keep it green.
Groundwater & bores. Shallow sandy geology means bores in this area usually deliver reliable garden water; pairing one with well-tuned reticulation keeps large lawns affordable. The 2-day roster and winter ban apply to bore watering too.

Five wiring breaks on one Redcliffe system
A Redcliffe system was tested station by station, up to all eight, and the fault list was dominated by one thing: five separate breaks in the retic wiring running to the solenoid coils (the electrical part of that valve). All five were repaired.
The controller itself was also faulty and was replaced with a new unit. Two faulty nozzles were replaced and four sprinklers, filters and nozzles cleared and adjusted.
Five breaks in one system is not ordinary wear. That many usually means the wiring has been disturbed — by garden works, fencing, paving or landscaping — rather than having failed on its own, and it is worth knowing which, because wiring damaged once in an area tends to be damaged again.
Every station was tested after the repairs to confirm the system was operating correctly.
Pop-ups to gear drives in Redcliffe
When we took on this Redcliffe system in January 2026, sprinklers were broken or missing across it, and some plants had nothing watering them at all. The lawn pop-ups were replaced with gear-drive sprinklers, and two pop-ups that were no longer needed were capped off. In the garden, the old drip line came out and was replaced with new poly pipe and micro sprays, so the plants that were missing out now get water.
Gear drives throw a rotating stream rather than a fixed fan of spray, so they reach further and are less prone to the clogging that affects fine spray nozzles. Locating the solenoid valves for the four stations was noted as the next step.

Local reticulation questions
Yes, but contact the City before you dig. Redcliffe is in the City of Belmont. Excavation for irrigation within the Tree Protection Zone should be done by Soil Vacuum or Airspade method to minimise root damage, or manually 'dig by hand'.
