Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. The grey sands here drain instantly and fight re-wetting in summer, so splitting one watering into two cycles inside the same window — with a wetter twice a year — is what works.
Groundwater & bores. This suburb sits on Perth's sandy coastal plain over the superficial aquifer, where garden bores are common and generally productive. When the pump dies in summer
A Belmont system went quiet at the worst time of year, and diagnosis traced it to a failed pump. We supplied and installed a Pedrollo three-phase centrifugal replacement — complete with new check valve and fittings, electrician coordinated for the connection — and while there, repaired the controller and bridged the affected stations so the whole system came back as one. Two visits, garden saved.
Bore work without the runaround
Bore jobs usually mean juggling three trades — unless one company coordinates it. On one Belmont job we brought in the bore crew to lift and assess a failing pump, had the electrician disconnect and tag out safely, then supplied and installed a new Lowara submersible with fresh cable and heat-shrink termination. On another, the assessment honestly concluded replacement over repair, quoted before any work proceeded. Either way: one phone number, every trade handled, no runaround.
The spinning water meter
A Belmont real-estate job came in as a leak mystery: the water meter turning with everything supposedly off. We pressurised the system and found three solenoid valves leaking, plus the fitting connecting them to the tap. All three replaced, pipework repaired, rewired and pressure-tested — the meter stopped dead, and the water bill with it. A broken pipe and sprinkler in the front lawn got fixed on the way out.

A Belmont property was reported with the entire reticulation system not working — every station, not one. That pattern points at the controller or its supply rather than at the field, and so it proved: the power lead to the reticulation controller was missing altogether. Our technician fitted a replacement lead, repaired the solenoid wiring inside the controller and re-secured the controller to the wall, which had come loose. An electrician had already checked the RCD and confirmed no power was reaching the unit. A broken pop-up in the front garden was replaced, and the system flushed and tested. When every station is dead at once the fault is almost never in the field — it is power, the common wire, or the controller itself, and checking those three first saves a great deal of digging.

Very possibly. Leaking solenoid valves or cracked pipes can turn the meter around the clock. We pressure-test the system, find every leak, and fix them in the same visit wherever possible.
Yes, but contact the City before you dig. Belmont is in the City of Belmont. Excavation for irrigation within the Tree Protection Zone should be done by Soil Vacuum or Airspade method to minimise root damage, or manually 'dig by hand'.
