Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Water-repellent grey sand means uneven lawns if coverage is patchy; regular retic checks plus wetting-agent treatment address the two usual causes together.
Groundwater & bores. Domestic bores perform well across this sand-plain suburb, and an older bore is often worth servicing rather than abandoning. Bore watering follows the standard 2-day roster and the June-August sprinkler switch-off.
Rainfall — about 755mm a year. Expect ~755mm annually per the Perth Airport M.O. gauge, heavily winter-weighted (~79% May-Sep): summer is effectively rain-free, so summer run times carry the garden.

A Cloverdale pipe broken under a post
A Cloverdale site had broken pipes and sprinklers that would not run. The first fault our technician found was a broken pipe directly underneath a post — the line feeding station 3 with its water.
That section was cut out and repaired. Pipework under posts and footings is a recurring problem: the post goes in after the reticulation, often without anyone knowing where the pipe runs, and the damage either appears immediately or years later as the post settles.
A second leak was found and repaired at a different location, where the pipework appears to have been compromised by being driven over. Both are third-party damage rather than system failure.
Where retic runs under a driveway, a parking area or anywhere a vehicle can reach, depth and pipe grade matter more than they do in an open garden bed.
Wiring faults and one stubborn valve in Cloverdale
At a Cloverdale housing property in December 2025, our technician found the controller and ran a test across the system. The results pointed to problems in the wiring, and most of the visit went into tracking those faults down and repairing them.
By the end of it, only one solenoid valve was still not working. That last valve needed more time on site than the visit allowed, so rather than rush it, it was written up for further work. Wiring faults are slow going because the cable runs underground between the controller and the valves, and a break can sit anywhere along that run.

Local reticulation questions
Yes, but contact the City before you dig. Cloverdale is in the City of Belmont. Excavation for irrigation within the Tree Protection Zone should be done by Soil Vacuum or Airspade method to minimise root damage, or manually 'dig by hand'. Verge rules are council-level; watering days aren't, and the two get confused constantly.
Generally yes — Cloverdale sits over accessible groundwater, which is why garden bores are common here. What varies is depth, yield and how much iron comes up with the water — all worth checking on your block before committing. We install, service and repair bores and pumps.
Cloverdale sits on Bassendean sands. That is Perth's least water-retentive sand, and the one most likely to repel water once dry.
