Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. This grey sand belt is notorious for dry patch — hydrophobic by mid-summer. Split cycles inside one watering window, wetting agents and even sprinkler coverage are the local formula.
Groundwater & bores. Good bore country: the superficial aquifer is within practical drilling reach under these sands. Watering from a bore costs pumping power rather than scheme rates — with the same 2-day roster and winter ban as everyone else.
Rainfall — about 755mm a year. Roughly 755mm a year here (Perth Airport M.O.), with about 79% of it falling May-September — the long dry rest of the year is why controller programming and coverage checks pay for themselves.

A blown coupling at a Kewdale bore head
A Kewdale property runs off a bore, and the fault was at the bore head. The 40mm coupling there had blown apart, which on a bore-fed system takes the whole supply out — there is no mains pressure sitting behind it to keep anything running.
Our technician repaired the broken pipe on the bore and installed a new barrel union in place of the failed coupling. A barrel union is the more serviceable fitting: it lets the pipework be disconnected and reconnected at that point without cutting, which matters at a bore head where the pump may need to be pulled.
The electrical connection at the top of the bore pump was also replaced and tested. All four stations were then run through, a leak in the poly repaired, faulty sprinklers replaced and an additional sprinkler added to improve coverage.
Tracking down a Kewdale controller behind reception
When this Kewdale commercial job came in, in February 2025, the location of the retic controller was unknown. Our technician found it in a narrow cupboard behind the reception desk. That is the first step on any site, because without the controller there is no way to run the stations one at a time and see what each one is doing.
Once the controller was found, the damage could be worked through. Several pop-ups and risers were leaking or damaged, and these were repaired or replaced. Leaks on both the PVC and the articulated risers were fixed as well.
