Sand over limestone: what it means for your retic
Soil — Spearwood sands. This limestone-derived sand holds little water, favouring a watering-day run split into two shorter cycles. Alkaline soil and caprock are normal here — worth knowing before any retic excavation.
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.
Rainfall — about 718mm a year. Roughly 718mm a year here (Perth Metro), with about 79% of it falling May-September — the long dry rest of the year is why controller programming and coverage checks pay for themselves.

Fixing the schedule, not just the sprinkler, in Osborne Park
An Osborne Park visit in April 2026 involved a broken pop-up on the front verge, which was repaired — and a controller problem that was doing more damage than the broken head. The programme carried an extra start time, meaning the system was running a second full cycle the owner had not asked for and, in all likelihood, did not know about.
Our technician removed the additional start time and extended the run times on the remaining cycle. That combination is deliberate: fewer, longer waterings move moisture deeper into the soil profile and encourage deeper roots, where several short cycles wet the surface and lose much of it to evaporation.
The feed line in the front garden bed was also located and noted, so future changes to that bed can be made without searching for the pipework again.
Roots inside an Osborne Park valve box
By November 2025, tree roots had found their way into an Osborne Park valve box. They had grown into the station 1 solenoid and caused a leak, so our technician located the valve, replaced the solenoid and checked that the station now closed off properly.
Station 3 was a separate problem. The controller was reporting a fault on it, so the wiring joins at the junction box were redone, and the fault was still there. Rather than guess, the job was left honestly unfinished: station 3's solenoid still needed tracking down, and possibly replacing, on a return visit with more time booked. A fault that survives new wiring joins points further out, to the valve itself or the cable in between.

Local reticulation questions
Yes, no prior approval needed, if you're in the City of Stirling. Osborne Park has a council boundary running through it — parts sit in the City of Vincent, so check which side you're on. Ideally your waterwise verge won't need a permanent irrigation system once established. If you do require irrigation, sub-surface drip irrigation is recommended. Note that your watering days don't come from the council; that roster is set state-wide.
