Sand over limestone: what it means for your retic
Soil — Spearwood sands. Classic Spearwood profile: free-draining sand, limestone beneath. Lawns respond best to two shorter cycles inside the same watering window (both before 9am, or both after 6pm), and sprinkler layouts need decent pressure to cover evenly.
Groundwater & bores. Shallow sandy geology means bores in this area usually deliver reliable garden water; pairing one with well-tuned reticulation keeps large lawns affordable. The 2-day roster and winter ban apply to bore watering too.
Rainfall — about 727mm a year. Local average is ~727mm a year, about 78% of it in the May-September wet season (Swanbourne) — reprogram seasonally and switch sprinklers off for the mandatory June-August ban.

A Woodlands controller upgrade that turned into a rewire
A Woodlands property was booked for a new seven-station controller, and the job grew for a good reason. When our technician came to connect the new unit, the existing wiring was found to be frayed and not fit to be reused.
Connecting a new controller to degraded wiring is a false economy — the controller is the part least likely to fail next, and the wire would have brought the system back within a season. So the damaged wiring was replaced with a new drop-out (where the controller's wiring goes underground), the connections made with gel caps to keep moisture out, the joins housed in a spotter box (a lidded box at ground level so it can be found again), and new conduit run down from the controller to protect the cable.
That is the difference between installing a controller and installing a working system, and it is worth raising when the extra work is found rather than after.
Testing a Woodlands system with a stand-in controller
At a Woodlands home in March 2025, every station from 3 onwards had stopped working. To work out whether the fault sat in the controller or out at the valves, our technician temporarily wired up a new controller to see whether the coils would respond. The verdict was that the controller needed replacing.
There was other work along the way. Nozzles and pop-ups were repaired or replaced where needed, and with no leaks apparent, a solenoid coil was replaced. Swapping in a known-good controller is a quick way to split a problem in half: if the stations respond to it, the wiring and valves are probably sound and the old unit is the likely culprit.

Yes, no prior approval needed. Woodlands is in the City of Stirling. Ideally your waterwise verge won't need a permanent irrigation system once established. If you do require irrigation, sub-surface drip irrigation is recommended. The sprinkler roster is a Water Corporation matter, so it doesn't change at the council boundary.
Generally yes — Woodlands sits over accessible groundwater, which is why garden bores are common here. Depth, yield and iron content still vary block to block, so it's worth assessing rather than assuming. We install, service and repair bores and pumps.
Woodlands sits on Spearwood sands. Water moves through it fast, and the sand can turn water-repellent once it dries out. The most common thing we get booked for in Woodlands is controller work, so that's where the technician starts. We aim for around 10mm on each of your two watering days, and decide on site whether that wants one run or two cycles inside the same window.
