Sand over limestone: what it means for your retic
Soil — Spearwood sands. Well-drained yellow sands over Tamala limestone: water moves through fast, so a properly scheduled controller and soil wetters do the heavy lifting.
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.
Rainfall — about 808mm a year. Around 808mm falls annually (Jandakot Aero data), close to 79% of it May-September; gardens rely almost entirely on reticulation from November to March, when scheduling accuracy matters most.

An old valve buried at the base of an O'Connor tree
An O'Connor system had station 2, serving the front of the property, not opening fully. Our technician tracked and located it at the base of a tree, and found a 40mm solenoid valve (the electrically-operated valve that feeds one station) old enough that its internals were well past serviceable — the kind that will not seat or open reliably however good the coil is.
Replacing it was expected to bring most of the front of the property back into service. On station 4 at the rear, several sprinklers were protruding above the surface and presenting a trip hazard; those were relocated and buried correctly.
The wiring was tracked and a sketch of the layout provided to the owner, which is worth as much as the repair — a record of where the valves and wire runs are turns the next fault into a short visit.

Local reticulation questions
Usually needs the City's approval. O'Connor is in the City of Fremantle. Trafficable paving and/or consolidated inorganic mulch less than one third of the verge (excluding the crossover) and 2m away from the trunk of a street tree.
Generally yes — O'Connor sits over accessible groundwater, which is why garden bores are common here. What varies is depth, yield and how much iron comes up with the water — all worth checking on your block before committing. We install, service and repair bores and pumps.
O'Connor sits on Spearwood sands. Water moves through it fast, and the sand can turn water-repellent once it dries out. The most common thing we get booked for in O'Connor is controller work, so that's where the technician starts. We aim for around 10mm on each of your two watering days, and decide on site whether that wants one run or two cycles inside the same window.
Water Corporation sets O'Connor's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's Jandakot Airport station averages about 83 mm of rain in September and 47 mm in October, close to central Perth's 80 mm.
A controller repair isn't quoted: book the visit and it's diagnosed and fixed on site. An upgrade, say to Wi-Fi, can be quoted without a visit: tell us if your controller is hardwired or plugs into a power point (a photo helps). If it needs an electrician, we arrange one.
