Sand over limestone: what it means for your retic
Soil — Spearwood sands. Sand over limestone drains rapidly and can turn water-repellent in summer — a wetting agent, plus splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm), is the standard fix in this belt.
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.
Rainfall — about 808mm a year. Around 808mm falls annually (Jandakot Aero data), close to 79% of it May-September; gardens rely almost entirely on reticulation from November to March, when scheduling accuracy matters most.

Diverting a Samson mainline around tree roots
A Samson property had a substantial tree root problem: multiple crushed and broken pipes where root systems had grown around and through the pipework. Repairing in place would have put new pipe back into the same roots, so our technician diverted the mainline around the affected area entirely, relocated a valve and rewired a short section to suit the new route.
All eleven valves on the property were located and replaced. Rerouting rather than repairing is the right answer where a mature tree is involved — the roots will keep growing, and any pipe left in their path will fail again.
A full system test and service followed the valve work. This is a case where the tree is not the problem to be solved; it is the condition the system has to be designed around.

Local reticulation questions
