Sand over limestone: what it means for your retic
Soil — Spearwood sands. Free-draining yellow sand with limestone often close beneath — great drainage, poor moisture holding. Splitting one watering into two cycles inside the same window suits it, and retic trenching can hit caprock.
Groundwater & bores. Good bore country: the superficial aquifer is within practical drilling reach under these sands. Watering from a bore costs pumping power rather than scheme rates — with the same 2-day roster and winter ban as everyone else.
Rainfall — about 808mm a year. Expect ~808mm annually per the Jandakot Aero gauge, heavily winter-weighted (~79% May-Sep): summer is effectively rain-free, so summer run times carry the garden.

A Beaconsfield controller dial that had stopped working
A Beaconsfield property was tested across four stations, with a leak in the pipework repaired, three nozzles and a sprinkler replaced and the controller programmed. One finding was reported rather than acted on: the dial on the controller is not working correctly, which means the programs entered may not actually run.
A controller with a faulty selector is a particularly awkward fault, because it accepts a schedule and appears to be set — the failure only shows up as watering that does not happen. Our technician programmed what could be programmed and provided a separate estimate for replacement, leaving the decision with the owner rather than replacing the unit on the spot.
A broken pipe near the front footpath, capped off on an earlier visit, was also noted for follow-up.
