Sand over limestone: what it means for your retic
Soil — Spearwood sands. This limestone-derived sand holds little water, favouring a watering-day run split into two shorter cycles. Alkaline soil and caprock are normal here — worth knowing before any retic excavation.
Groundwater & bores. This suburb sits on Perth's sandy coastal plain over the superficial aquifer, where garden bores are common and generally productive. Bore water isn't metered like scheme supply, so a serviced bore slashes the cost of keeping gardens green — the standard 2-day roster and June-August sprinkler switch-off still apply.
Rainfall — about 727mm a year. Local average is ~727mm a year, about 78% of it in the May-September wet season (Swanbourne) — reprogram seasonally and switch sprinklers off for the mandatory June-August ban.

A North Beach valve buried under paving
A North Beach site had zone 4 running constantly — a valve stuck open, which on a continuously fed system means water going out around the clock. Finding it was the work.
Our technician traced the pipework back from the zone, through hard digging, and located the valve underneath paving. Valves end up under paving surprisingly often: paths and driveways get laid over an existing system years after it was installed, and the valve stays where it is, working, until the day it needs attention.
The assessment also found the butterfly and isolation valves leaking and a leak beneath the paved footpath, which were plumbing matters handled separately, and our technician repaired PVC leaks nearby. Knowing where your valves are before hardscaping goes in is one of the more useful things to record on a retic system.
A North Beach garden bed that never switched off
Three sprinklers on a small North Beach garden bed were running around the clock when we were called in, in December 2025. A station that won't stop usually means a valve that can't close or a control signal that won't end, and here the fault list covered both.
The system ran on decoders, which send each valve its own signal along a shared cable. Our technician found wiring and decoder faults, re-joined the damaged wires, replaced the coil on the master valve, and replaced the valve that had a faulty decoder.

Yes, no prior approval needed. North Beach is in the City of Stirling. Ideally your waterwise verge won't need a permanent irrigation system once established. If you do require irrigation, sub-surface drip irrigation is recommended.
Generally yes — North Beach sits over accessible groundwater, which is why garden bores are common here. What varies is depth, yield and how much iron comes up with the water — all worth checking on your block before committing. We install, service and repair bores and pumps.
North Beach sits on Spearwood sands. Water moves through it fast, and the sand can turn water-repellent once it dries out. The most common thing we get booked for in North Beach is controller work, so that's where the technician starts. We set run times to deliver about 10mm on each of your two rostered days, and split the run into two cycles inside the same watering window where the soil needs it.
Water Corporation sets North Beach's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's Swanbourne station averages about 77 mm of rain in September and 44 mm in October, close to central Perth's 80 mm.
A controller repair isn't quoted: book the visit and it's diagnosed and fixed on site.
