Sand over limestone: what it means for your retic
Soil — Spearwood sands. Sand over limestone drains rapidly and can turn water-repellent in summer — a wetting agent, plus splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm), is the standard fix in this belt.
Groundwater & bores. Good bore country: the superficial aquifer is within practical drilling reach under these sands. Watering from a bore costs pumping power rather than scheme rates — with the same 2-day roster and winter ban as everyone else.
Rainfall — about 727mm a year. The Swanbourne gauge averages ~727mm a year, ~78% of it May through September — dial summer cycles for zero rainfall help and let the winter switch-off do its job.

Finding the pipes before the Marmion concrete went down
A Marmion property was having a patio concreted, and our technician was there to make the reticulation safe for it. Sprinklers that would have sprayed onto the new patio were capped, the PVC running beneath the future slab was capped underground, and poly pipe capped and buried in the garden bed.
Digging the bed to find the pipe runs turned up something important: the main water feed comes from the front of the house, runs through towards the back garden, passes the pool and crosses the old garden bed — directly through the area due to be concreted. Our advice was to do the larger job now: locate every pipe in that area and replace the poly with PVC in a conduit before the concrete goes down.
A pipe left under a slab cannot be repaired without breaking it.

Local reticulation questions
Yes, it's a permissible verge treatment. Marmion is in the City of Joondalup. Irrigation pipes should be laid beneath the verge at a depth between 150mm and 300mm.
Generally yes — Marmion sits over accessible groundwater, which is why garden bores are common here. That said, two neighbouring blocks can differ on yield and iron content, so it's an assessment rather than a given. Bores, pumps and bore-fed retic are all work we do.
Marmion sits on Spearwood sands. Water moves through it fast, and the sand can turn water-repellent once it dries out. The most common thing we get booked for in Marmion is sprinkler & pop-up repairs, so that's where the technician starts. The schedule is built around about 10mm on each rostered day — split into two cycles inside the same watering window when the ground won't take it in one.
Water Corporation sets Marmion's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's Swanbourne station averages about 77 mm of rain in September and 44 mm in October, close to central Perth's 80 mm.
