Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Deep grey leached sand that repels water once it dries out: break the cycle with wetting agents and by splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm).
Groundwater & bores. Shallow sandy geology means bores in this area usually deliver reliable garden water; pairing one with well-tuned reticulation keeps large lawns affordable. The 2-day roster and winter ban apply to bore watering too.
Rainfall — about 718mm a year. Around 718mm falls annually (Perth Metro data), close to 79% of it May-September; gardens rely almost entirely on reticulation from November to March, when scheduling accuracy matters most.

Two faults in one Maylands system
A Maylands system in May 2025 had two separate problems, and the second was not where it appeared to be. The first was straightforward: the station 1 solenoid (the electrically-operated valve that feeds one station) was stuck open, letting water through whether or not the controller asked for it, and it was replaced. The second looked like a leak on station 4.
Further testing said otherwise — the water was coming from the mainline, not that station's pipework. The distinction matters. A leak on a station only runs when that station runs, so it is bounded; a mainline leak is pressurised continuously and keeps running after every station has finished.
Our technician capped off the line to stop flow towards the leak and re-tested, confirming it had stopped. Chasing the station number the symptom points at, rather than testing what is actually pressurised, is how these get missed.
A new mainline, with spare cable, for a Maylands block
Some Maylands systems are past patching. On this one, over three visits in May and June 2025, the fix was structural: a new 25 mm mainline run from the front of the property to the rear, with five-core cable laid alongside it. The solenoid valves for the front were set near the water meter.
Laying spare cores with a new mainline costs very little at the time and saves a lot later. Five cores leave room for stations that don't exist yet, so adding a garden bed or splitting a lawn zone down the track means connecting a spare wire, not trenching new cable through an established garden.
