Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Fertile but heavy ground: winter waterlogging and summer surface sealing both happen here. Cycle-and-soak scheduling plus sensible zoning handles both.
Groundwater & bores. Bore feasibility varies street by street on this soil profile. Where drilling isn't attractive, the savings come from controller programming, rain sensors and fixing the leaks and misting heads that waste scheme water.
Rainfall — about 755mm a year. Expect ~755mm annually per the Perth Airport M.O. gauge, heavily winter-weighted (~79% May-Sep): summer is effectively rain-free, so summer run times carry the garden.

A four-metre mainline repair in Lockridge
A Lockridge system needed a four-metre section of 40mm mainline replaced — a substantial repair, and one that could only start once the valves had been found. Our technician located the front and rear station valves using electronic location and potholing (digging small test holes to find it), repaired the wiring, then replaced the failed mainline section and reinstated the excavation before testing the system. Not everything was resolved in the visit, and we would rather say so: station 3 was still staying on, and stations 4 and 6 were not coming on, with roughly 20 cubic metres of rubbish stored at the rear of the property physically preventing access to where those valves sit. Site access is a real constraint on retic work — valves under stored material cannot be located electronically with any accuracy, let alone excavated.
Keeping a Lockridge controller in service
A controller often takes the blame for faults that live in the ground. At a Lockridge property in March 2026, our technician ran through every station, then located and repaired all the broken wires. By balancing the stations so some valves run together, the existing controller could stay in service, with no replacement needed.
Every station was working at the end of the visit. One small section still isn't getting water, though: it had been capped off somewhere along its supply at some point in the past, and nobody knew where. That one is still to be traced.

Local reticulation questions
Yes, no council permission needed. Lockridge is in the City of Swan. Dial 1100 for Dial before You Dig or go online prior to any works commencing on site.
It depends on your exact spot — groundwater access around Lockridge varies, sometimes street to street. We can assess your block's suitability, and if a bore doesn't stack up, a well-zoned scheme-water system with matched nozzles is the next best water saver.
Lockridge sits on Pinjarra Plain clay-loams. That soil holds water well but takes it in slowly, so sprinklers can easily apply it faster than the ground absorbs. The most common thing we get booked for in Lockridge is controller work, so that's where the technician starts. The schedule is built around about 10mm on each rostered day — split into two cycles inside the same watering window when the ground won't take it in one.
Water Corporation sets Lockridge's sprinkler days: check yours with your street number and postcode.
