Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Clay-loam soil rewards patient watering — several short soak cycles per station beat one long run, and drippers suit beds better than sprays.
Groundwater & bores. Bore feasibility varies street by street on this soil profile. Where drilling isn't attractive, the savings come from controller programming, rain sensors and fixing the leaks and misting heads that waste scheme water.

A Guildford rear yard back in service
A Guildford property had the rear yard reticulation out altogether, with broken sprinklers reported alongside it. Our technician located and tested the controller first, to establish whether the system was being driven correctly, then worked through what testing revealed: damaged risers (the upright pipe a sprinkler sits on), faulty sprays, and leaks in both the poly pipe and its fittings.
Fittings are worth calling out separately from pipe. A leak at a fitting is often a joint that has loosened or a barb that has split rather than a failure of the pipe itself, and replacing the fitting with new pipe either side is a more durable repair than trying to re-secure the old one.
Risers and micro sprays were replaced, the poly repaired with new pipe and fittings, and every station tested afterwards to confirm correct operation.
Damaged nozzles and leaking poly at a Guildford property
This Guildford housing property came to us in December 2025 with retic that wasn't working and parts of the garden dying off. Our technician found the controller and ran the system to see how it was performing.
It wasn't one fault but several: damaged nozzles, pop-up sprinklers that weren't doing their job, and leaks in the poly pipe and its fittings. The nozzles and sprinklers were replaced, and the poly was repaired with new pipe and fittings where needed. A full test afterwards showed every station working as it should. Leaks in poly bleed pressure from the whole station, so the heads beyond them often can't rise or throw far enough, which is how a garden can end up dry in patches.
