Foothills soil: mixed ground needs zoned irrigation
Soil — foothills gravels and clay-loams. Transitional foothills ground — gravelly sands over clay with variable infiltration. Zone-by-zone tuning (soak cycles on clay patches, normal runs on sand) gets even results.
Groundwater & bores. Bore feasibility varies street by street on this soil profile. Where drilling isn't attractive, the savings come from controller programming, rain sensors and fixing the leaks and misting heads that waste scheme water.
Rainfall — about 755mm a year. Roughly 755mm a year here (Perth Airport M.O.), with about 79% of it falling May-September — the long dry rest of the year is why controller programming and coverage checks pay for themselves.

Flushing a long-dormant Koongamia system
A Koongamia system had been inactive for a long time, and that shapes the whole job. The controller was functional but would not turn on for testing, so our technician traced the solenoids (the electrically-operated valve that feeds one station) and worked manually.
The lack of water traced to the master valve (the main valve that shuts the whole system off), found under a bush near station 10. With that dealt with, the controller was set up and the stations brought back into operation.
The system still needed more flushing than a single pass. Pipework that has sat unused accumulates sediment and biofilm, and the first water through pushes that material straight into the nozzles — so flushing repeatedly, before and after fitting clean nozzles, is what stops the blockages recurring.
Recommissioning a dormant system is a different job from repairing a running one, and it takes longer than people expect.
Replacing a damaged front-lawn pop-up in Koongamia
At this Koongamia property in January 2026, the first job was finding the irrigation controller so the system could be run and tested. That testing picked up a damaged pop-up sprinkler in the front grass area.
Our technician removed the faulty pop-up and put in a standard domestic unit, with a new riser and nozzle to get that head operating correctly. Four sprinklers were then cleared, filters and nozzles included, and adjusted. Small spray heads carry a fine filter screen under the nozzle, and once grit builds up there the spray shrinks or breaks up, leaving dry patches in the lawn.

Yes, no council permission needed. Koongamia is in the City of Swan. Dial 1100 for Dial before You Dig or go online prior to any works commencing on site. The sprinkler roster is a Water Corporation matter, so it doesn't change at the council boundary.
