Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Leached grey sand with almost no clay or nutrient holding; it turns non-wetting in summer, so soil wetters and a well-programmed controller earn their keep here.
Groundwater & bores. Domestic bores perform well across this sand-plain suburb, and an older bore is often worth servicing rather than abandoning. Bore watering follows the standard 2-day roster and the June-August sprinkler switch-off.

The Ferndale garden beds with no reticulation at all
A Ferndale complex was attended for repairs, and the minor faults found were dealt with on the visit. The larger finding was structural: the garden beds at the complex have no reticulation to them at all.
Only the lawn areas and one common area are watered. That is not a fault to repair — it is a section of the site that was never irrigated, or had its irrigation removed at some point, and it explains why those beds perform badly regardless of how well the rest of the system is maintained.
Our technician reported it for proper scoping rather than improvising a fix, noting that installing it would involve running pipe under a footpath. Distinguishing "not working" from "not there" matters, because the second is a project with a design and a cost, not a callout.
