Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Bassendean sands hold the least moisture of any Perth soil; gardens rely almost entirely on well-tuned reticulation, making head spacing and run times critical.
Groundwater & bores. This suburb sits on Perth's sandy coastal plain over the superficial aquifer, where garden bores are common and generally productive. Bore water isn't metered like scheme supply, so a serviced bore slashes the cost of keeping gardens green — the standard 2-day roster and June-August sprinkler switch-off still apply.
Rainfall — about 775mm a year. Around 775mm falls annually (Gosnells City data), close to 79% of it May-September; gardens rely almost entirely on reticulation from November to March, when scheduling accuracy matters most.

A Bentley valve hidden under a tree
A Bentley job started as a leak in the front yard and turned into a locating exercise. The solenoid valve (the electrically-operated valve that feeds one station) was not where the pipework suggested it should be — it was found under a tree and shrub planting, roughly a metre and a half away from the mains.
Gardens grow over valves. A valve box installed in open ground at the time of installation ends up inside a mature shrub a decade later, and anyone servicing the system has to find it again before any repair can start.
Our technician replaced the solenoid valve once located, replaced a micro spray, and repaired a blowout in the 4mm tube feeding the drip system. Small-diameter tube blowouts are easy to miss because they often surface as a wet patch rather than as running water, and they will drop pressure across the whole bed.
Micro sprays out of the Bentley lawn
Micro sprays belong in garden beds, not lawns. At a Bentley property in March 2026 they had ended up in the turf, where mowers break them and their fine spray does little for grass. Our technician removed them from the lawn area and replaced the broken ones in the beds, repaired a leak in the poly pipe and fitted a new riser stem with a take-off adaptor.
Station 3 had a second section that wasn't working. Its valve was tracked, located and replaced, and every sprinkler on the system was left working.

Yes, subject to conditions, if you're in the City of Canning. Bentley has a council boundary running through it — parts sit in the Town of Victoria Park, so check which side you're on. To minimise unnecessary water use, property owners and occupiers are encouraged not to install or operate automatic irrigation systems. Watering days are a separate matter — those come from Water Corporation, not the council.
