Sand over limestone: what it means for your retic
Soil — Spearwood sands. Free-draining yellow sand with limestone often close beneath — great drainage, poor moisture holding. Splitting one watering into two cycles inside the same window suits it, and retic trenching can hit caprock.
Groundwater & bores. Good bore country: the superficial aquifer is within practical drilling reach under these sands. Watering from a bore costs pumping power rather than scheme rates — with the same 2-day roster and winter ban as everyone else.
Rainfall — about 727mm a year. Expect ~727mm annually per the Swanbourne gauge, heavily winter-weighted (~78% May-Sep): summer is effectively rain-free, so summer run times carry the garden.

A Crawley job that started without knowing where the controller was
A Crawley installation began with an unusual gap: nobody knew where the controller was. On an established property with a mature garden that is not rare — controllers end up in garages, meter boxes, sheds and cupboards, and the knowledge leaves with the previous owner or the previous contractor. The scope recorded it as an open item, with the landscape contractor assisting to identify and gain access to the location, rather than pricing the work as if it were known. The rest of the assumptions were set out the same way: sleeves to be supplied and installed by others as shown on the plans, connection to the existing water points as drawn, and the lower landscaped areas assumed to have access for a mini excavator or to be clear of services for a trenching machine.

Local reticulation questions
Only where the City has approved it. Crawley is in the City of Perth. Where approved, all reticulation pipework is to be installed below ground and under footpaths, and sprinklers should not protrude above soil level.
