Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Clay-influenced soils on the old river plain absorb slowly; split each watering into cycle-and-soak bursts so it sinks in rather than pooling or running off.
Groundwater & bores. Bore feasibility varies street by street on this soil profile. Where drilling isn't attractive, the savings come from controller programming, rain sensors and fixing the leaks and misting heads that waste scheme water.
Rainfall — about 775mm a year. Averages about 775mm a year at the Gosnells City gauge with roughly 79% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

Walking a Champion Lakes owner through the repairs
A Champion Lakes property had several leaks, which our technician traced by exposing sections of pipe to confirm where the water was coming from rather than guessing. Broken pipes were found on the garden station in the back yard, and two pop-ups in the front lawn were blocked and sitting too low, needing raising as well as clearing.
The solenoid valves (the electrically-operated valve that feeds one station) were also found not closing properly. All of it was repaired, and the controller programmed to the property's approved watering days.
The part worth noting is what happened at the end: the owner was walked through every repair and every programming change. A system somebody understands is a system that gets used properly — and the owner is the person who will notice the next fault first.
