Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Slow-draining plain country where runoff wastes water fast; a controller set for cycle-and-soak, with zones split by soil and plant type, suits these blocks.
Groundwater & bores. The aquifer is present but less uniformly accessible under this ground — get a local assessment before committing to a bore. Either way, a well-tuned system keeps watering inside the 2-day roster comfortably.
Rainfall — about 775mm a year. Averages about 775mm a year at the Gosnells City gauge with roughly 79% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

An intermittent fault on a Seville Grove system
A Seville Grove system passed its electrical diagnostics — the wiring and solenoids (the electrically-operated valve that feeds one station) all tested as working — and still had a fault. Stations 3 and 4 were sticking open intermittently, which is the hardest kind of fault to catch, because a valve that fails occasionally will test perfectly on the day.
Our technician located both electronically. Station 3 was replaced, and a break found on that station as well, where poly had come off a fitting under the lawn and was causing pressure loss.
Station 4, feeding around the rear of the property, was terminated at the valve and capped in sections, with that area re-fed from the owner's Bluetooth tap timer. Every station was flushed, and individual sprinklers flushed separately where needed, to clear debris that had entered through the break.
Larger nozzles and a driveway leak in Seville Grove
This Seville Grove system is a three-station setup with a hardwired controller. In August 2024 the problem section had its nozzles swapped for larger ones, and while working through the system our technician spotted a leak along the driveway. That was repaired and a pop-up was replaced.
Elsewhere, nozzles and pop-ups on the verge were repaired or replaced. Nozzle size and pressure are linked: when a station has more pressure than its outlets can use, sprays tend to mist and drift instead of landing where they should, which is why the problem section got larger nozzles.

Local reticulation questions
Yes, but your landscape plan needs approving first. Seville Grove is in the City of Armadale. Synthetic lawns are not permitted in the City of Armadale, as the process of laying them creates an impervious layer.
