Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. This grey sand belt is notorious for dry patch — hydrophobic by mid-summer. Split cycles inside one watering window, wetting agents and even sprinkler coverage are the local formula.
Groundwater & bores. Domestic bores perform well across this sand-plain suburb, and an older bore is often worth servicing rather than abandoning. Bore watering follows the standard 2-day roster and the June-August sprinkler switch-off.
Rainfall — about 775mm a year. Annual rain near 775mm and strongly seasonal (~79% May-Sep at Gosnells City); the practical schedule is full summer duty, tapering shoulder seasons, sprinklers off 1 June - 31 August.

Local reticulation questions
Yes, but your landscape plan needs approving first. Camillo is in the City of Armadale. Synthetic lawns are not permitted in the City of Armadale, as the process of laying them creates an impervious layer.
Generally yes — Camillo sits over accessible groundwater, which is why garden bores are common here. What varies is depth, yield and how much iron comes up with the water — all worth checking on your block before committing. We install, service and repair bores and pumps.
Camillo sits on Bassendean sands. That is Perth's least water-retentive sand, and the one most likely to repel water once dry. The most common thing we get booked for in Camillo is controller work, so that's where the technician starts. We set run times to deliver about 10mm on each of your two rostered days, and split the run into two cycles inside the same watering window where the soil needs it.
Water Corporation sets Camillo's sprinkler days: check yours with your street number and postcode. In Perth and Mandurah that's two days a week, once before 9am or after 6pm, bores included; elsewhere the roster can differ. The winter switch-off runs from 1 June to 31 August. After it, the Bureau of Meteorology's Gosnells station averages about 78 mm of rain in September and 43 mm in October, close to central Perth's 80 mm.
A controller repair isn't quoted: book the visit and it's diagnosed and fixed on site. An upgrade, say to Wi-Fi, can be quoted without a visit: tell us if your controller is hardwired or plugs into a power point (a photo helps). If it needs an electrician, we arrange one.
