Your local Armadale reticulation team

Perth Reticulation Experts has completed 105 reticulation jobs across Armadale — 88 of them in the last two years — and the spread tells the story: aged-care and community complexes with multiple controllers, full reticulation-and-landscaping packages for commercial builders, cyclical maintenance under commercial housing programs, and everyday repairs for Armadale homeowners. That mix matters. The technician who untangles a four-controller grounds system on Tuesday is the same one fixing a stuck solenoid in a family backyard on Wednesday — same diagnostic discipline, same honest reporting, same waterwise standards.

Armadale anchors Perth's south-eastern edge, where the Albany and South Western Highways meet under the scarp — within the City of Armadale, whose verge and streetscape rules apply to any verge retic work (we can advise on what council allows). The ground here plays by different rules to the coastal sand plain: clay and clay-loam pockets hold moisture but soak slowly, so the wrong schedule pools water while roots stay dry. We design for cycle-and-soak in these soils — and on a recent commercial install here, conditioning the clay base was a specified line item before a single sprinkler went in. Groundwater access varies through the foothills, so we assess bore viability block by block rather than assuming. Rainfall runs about 775mm a year (Gosnells City gauge) with close to 80% falling May–September — which is why a properly programmed controller, stepped down through autumn and observing the June–August switch-off, pays for itself. We're roughly 18 km from our Jandakot depot: Armadale sits inside the everyday service runs, not at the end of them.

We’re a Water Corporation Waterwise Garden Irrigator and an Irrigation Australia member, every job is backed by our workmanship warranty, and we’re rated 4.7 from 230 Google reviews.

What does Armadale’s soil and water mean for your retic?

Soil — Pinjarra Plain clay-loams. Slow-draining plain country where runoff wastes water fast; a controller set for cycle-and-soak, with zones split by soil and plant type, suits these blocks.

Groundwater & bores. Mixed geology makes this variable bore country; success cases exist nearby but aren't guaranteed. Smart controllers and seasonal reprogramming deliver dependable savings regardless of water source.

Rainfall — about 775mm a year. Around 775mm falls annually (Gosnells City data), close to 79% of it May-September; gardens rely almost entirely on reticulation from November to March, when scheduling accuracy matters most.

Customer stories from Armadale

One big site, every controller mapped — a three-chapter partnership

a large Armadale aged-care village

Some sites are big enough to have their own weather. This Armadale aged-care village runs four reticulation controllers across its grounds — and when we first walked in, even the site's own records couldn't tell the whole story. What followed was a partnership across three seasons that shows exactly how we handle complex grounds.

Chapter one — the mainline in the tree roots. Our first call-out found a cracked 40mm PVC mainline buried deep in the roots of a mature tree — unreachable without butchering the tree. Instead of forcing it, we scoped a re-route in writing, then came back and dug a new line around the tree and under the fence, where roots can't crush it again. While on site we tested every controller, replaced damaged pop-ups and nozzles across the grounds, and reset the schedules — including moving a 2am start time to 4am, so residents could actually see their reticulation running instead of reporting it broken. Fewer phantom faults ever since.

Chapter two — the map said three controllers. On a later visit we walked the grounds with management and staff, marking every resident complaint on their site map — a map that still showed three controllers. One system had its common wire sitting disconnected: reconnected, the whole section came back to life on the spot. Another had a valve stuck open, dragging pressure down across eight stations — one solenoid swap fixed it. The third controller ran a hybrid two-wire setup with its two-wire side completely down; we tracked the wiring, located the buried solenoids, and proved the stations still worked before any repair went ahead. And the fourth controller — on the side of the bingo hall, running six stations — we mapped in ourselves. The village got back a fully marked-up map of every controller, zone and fault, a written scope with an honest budget for the two-wire repair, and our recommendation that their own staff be trained for the small jobs.

Chapter three — delivered as scoped. Months later, a two-man crew returned and did exactly what the scope promised: decoders replaced, a station found buried under mature shrubs brought back online, excavation damage from a construction site across the road repaired, laterals fixed and sprinklers swapped — every fix walked through with the site caretaker as it happened. Scoped in writing first, delivered as scoped. No surprises on the invoice.

That's the whole method in one site: diagnose properly, document everything, price honestly, come back and deliver — and leave the client knowing their own system better than when we arrived.

A build partnership that keeps coming back

a Perth commercial builder

For a commercial building group we've now worked with across multiple projects, we delivered the full reticulation and landscaping package on an Armadale site over three staged visits: wall-mounted Hunter controller, compliant master-valve manifold, waterwise-designed zones with every solenoid boxed and mapped, soil conditioning to improve the clay base, corten steel edging and Sir Walter buffalo lawn — finished with an As-Constructed reticulation plan so the client owns a complete record of what's in the ground. Repeat commercial work is earned: staged delivery that tracks the build program, revised scopes handled without drama, clean documented handover every time.

An Armadale system rebuilt over two visits

An Armadale system needed more than one visit, and the sequence matters. On arrival the hard-wired controller was not functioning correctly, which made testing the rest of the system impossible — without a working controller there is no way to energise a station and see what it does. Our technician replaced the master solenoid valve, installed an isolation ball valve and replaced a broken coil to get the system operating manually in the meantime. Once a working controller was installed we returned, programmed it and tested every station properly. That is when the real fault list appeared: all four solenoid valves in the back yard were faulty and were replaced, with the pipework reviewed and renewed where needed. Diagnosis in the right order saves money — testing valves through a controller that does not work produces results you cannot trust.

Hear From Our Happy Customers...

"Kevin was prompt on arrival, although our retic was old and in dis-repair he was a wizard on finding the wires, the solenoids, the pipes and managed to put everything back. He'd be a great detective! Very polite, nice to talk to and very helpful. Very happy to reference."

Reticulation Armadale FAQs

Yes — grounds-wide diagnostics, repairs, upgrades and cyclical maintenance. We map what's actually in the ground (controllers, zones, solenoid locations), fix what's broken, document everything, and we'll even recommend training your own site staff for the small jobs — you only pay us for the work that needs us.

Solenoid & valve repairs

Book a repair visit — reticulation faults aren't quoted; the technician diagnoses and fixes on site. Common culprits we find in Armadale: disconnected or corroded common wires, stuck solenoids dragging down pressure, and failed controller modules. We diagnose on site and fix on the spot wherever possible.

Solenoid & valve repairs

Significantly. Clay-loam takes water slowly, so long single runs pool and waste water. We set up cycle-and-soak schedules and zone systems around soil type — and on new installs we'll tell you if the ground needs conditioning before turf or planting goes in.

Perth soil types & watering

Yes — we deliver combined reticulation + landscaping scopes for builders and developers off your landscape plan, with waterwise design, compliant master valves and As-Constructed documentation. Installs are quoted after a paid site assessment, credited in full if you accept the quote within 30 days.

Solenoid & valve repairs

Yes, but your landscape plan needs approving first. Armadale is in the City of Armadale. Synthetic lawns are not permitted in the City of Armadale, as the process of laying them creates an impervious layer.

Verge rules by council

Repairs aren't quoted — every system and fault is different, so you book a repair rather than a quote. The technician diagnoses and fixes on site, most faults in the same visit. If a larger job needs parts ordered, we'll tell you the cost before we proceed.
