Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Heavier alluvial clay-loams that take water slowly and can waterlog in winter — cycle-and-soak programming stops runoff, and hydrozoning suits mixed lawn-and-bed gardens.
Groundwater & bores. The aquifer is present but less uniformly accessible under this ground — get a local assessment before committing to a bore. Either way, a well-tuned system keeps watering inside the 2-day roster comfortably.

Two sprinklers in the air, four not working, in Haynes
A Haynes property had a telling combination: two sprinklers shooting water straight up and four others not working at all. Those two symptoms are usually the same fault.
A head that has lost its nozzle or snapped off is an open outlet, and it will take the pressure the rest of the station needs — so the heads further along get too little to rise or throw properly. Fixing the two broken heads is what brings the four back.
Our technician replaced the broken sprinklers, added two more to the lawn station for coverage and fitted a spectrum and mist spray in the garden. The drip line at the rear was flushed, and a new battery installed in the battery-operated controller.
