Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. This grey sand belt is notorious for dry patch — hydrophobic by mid-summer. Splitting one watering into two cycles inside the same window, wetting agents and even sprinkler coverage are the local formula.
Groundwater & bores. This suburb sits on Perth's sandy coastal plain over the superficial aquifer, where garden bores are common and generally productive. Bore water isn't metered like scheme supply, so a serviced bore slashes the cost of keeping gardens green — the standard 2-day roster and June-August sprinkler switch-off still apply.
Rainfall — about 808mm a year. Roughly 808mm a year here (Jandakot Aero), with about 79% of it falling May-September — the long dry rest of the year is why controller programming and coverage checks pay for themselves.

Joining two Piara Waters lawn stations into one
It started with a pop-up leaking in the lawn at a Piara Waters home in September 2025. Our technician's assessment, passed on to the owner, was that the master valve and the station solenoid were probably both stuck open, and the solenoids were replaced as needed.
The layout got a tidy-up as well. The pipe feeding the rear of the property was located and capped off, a repair was made to the 19mm poly, and the two lawn stations were joined into a single station, with the controller adjusted to suit. A master valve is the backstop that stops water reaching the stations when nothing is meant to be running, so when it and a station valve both stick open, the heads on that station can keep weeping.
