Sand over limestone: what it means for your retic
Soil — Spearwood sands. Classic Spearwood profile: free-draining sand, limestone beneath. Lawns respond best to two shorter cycles inside the same watering window (both before 9am, or both after 6pm), and sprinkler layouts need decent pressure to cover evenly.
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.

Three valves uncovered on a Yanchep system
A Yanchep system was tested across every station before anything was repaired, which produced a list rather than a single fault. Three solenoid valves (the electrically-operated valve that feeds one station) had to be located and uncovered to get at the underlying problems — often the largest part of the visit on a system where the valves have been buried by years of mulch, soil movement or garden work, and it is time spent before a single repair begins.
Once access was open, a leak in the PVC pipework was repaired and a faulty nozzle on a pop-up replaced. Four sprinklers, their filters and nozzles were cleared and adjusted.
Valve boxes set flush with the surface are what avoid this on future visits: they cost little at installation and save the locating work every time the system needs attention.
A disconnected master valve on a Yanchep system
At this Yanchep home in January 2026, one leaking pop-up was cutting the flow to the other pop-ups on its station. The faulty pop-up and its nozzle were fixed.
The bigger find was at the controller: the wire for the master valve had been removed. Our technician put it back to run a test, then took it off again and reopened the solenoid, because that repair was outside the work we had been booked to do. Our recommendation was to replace the master valve, since roughly 12 metres of mainline under the driveway is otherwise under constant pressure. A master valve shuts the mainline off between watering cycles, so any leak there doesn't run around the clock.
