Sand over limestone: what it means for your retic
Soil — Spearwood sands. Sand over limestone drains rapidly and can turn water-repellent in summer — a wetting agent, plus splitting the run into two shorter cycles inside the same watering window (both before 9am, or both after 6pm), is the standard fix in this belt.
Groundwater & bores. Domestic bores perform well across this sand-plain suburb, and an older bore is often worth servicing rather than abandoning. Bore watering follows the standard 2-day roster and the June-August sprinkler switch-off.

Eight stations tested in Wembley Downs
A Wembley Downs system was tested across all eight stations, which is how the smaller faults get found rather than only the one that prompted the call. Broken sprinklers were replaced, including one that would not pop up and another with a blocked nozzle.
A micro spray and a micro riser (the upright pipe a sprinkler sits on) were replaced, and the line flushed before the new parts went on — worth doing, because fitting a clean nozzle to a line full of debris simply blocks the new nozzle. Station 2 was found to be out of use with a faulty terminal at the controller.
Flushing before replacing is a small discipline that saves return visits: the debris that blocked the first nozzle is still in the pipe, and it will find the second one within a few cycles if it is not cleared out.
Two hidden leaks under Wembley Downs paving
There were two leaks to find at this Wembley Downs commercial site in March 2025, and both were under paving. The first was in the courtyard. Our technician lifted pavers to get at it, found the 19mm poly line and replaced the damaged section.
The second sat beside a solenoid. As soon as that valve was opened, water bubbled up at the leak. Running it again to isolate the area showed water coming out of a PVC sleeve, so the far end of the sleeve was tracked down under the paving and the old poly was cut and drawn out. Sleeves let pipe be changed under hard surfaces without lifting everything, but they also mean a leak inside one shows up at the ends rather than where the break is.
