Sand over limestone: what it means for your retic
Soil — Spearwood sands. Yellow Spearwood sand over limestone drains freely, so splitting your watering-day run into two shorter cycles, with a wetting agent, beats one long soak. The shallow limestone also makes trenching for repairs harder than it looks.
Groundwater & bores. Groundwater under this part of the coastal plain is generally accessible, so a garden bore (new or revived) is a practical way to water without paying scheme rates. Water Corporation's roster and winter sprinkler ban still apply to bores.
Rainfall — about 727mm a year. Averages about 727mm a year at the Swanbourne gauge with roughly 78% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

A City Beach master valve under a retaining wall
A City Beach system had two valves stuck open. The station 1 valve was located and replaced, and while access was open our technician rehoused all three located valves in spotter boxes set flush with the surface — so they can be found and opened next time without digging.
The battery backup was replaced, the controller programming checked, and a rotator nozzle replaced. The master valve (the main valve that shuts the whole system off) was the problem that could not be solved on the day.
It was located approximately, but sits under a retaining wall section, beneath rock, some 800 to 900mm down. Reaching it means dismantling part of the wall, which is a decision with a cost attached and not one to make unilaterally on a service call.
It was reported with its location and depth recorded, so the work can be planned properly.
Crossed pipes and a blocked zone in City Beach
Zone two at this City Beach home had a blockage, and in December 2024 our technician found it in the pipework under the trees. The line was cleared, pipe was renewed where it needed to be, and the zone two solenoid was replaced.
The front gardens were also split by installing a new solenoid to form an extra zone. There were no spare wires available for it, so a wire splitter went in to run the new zone. The notes also record pipework crossed over in several spots, to be cut and capped where required. Where lines from separate zones cross-connect, one valve can end up feeding another zone's sprinklers, which makes watering hard to control.
