Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Bassendean sands hold the least moisture of any Perth soil; gardens rely almost entirely on well-tuned reticulation, making head spacing and run times critical.
Groundwater & bores. Sandy soils over shallow groundwater make this classic garden-bore territory; running retic from a bore takes garden watering off the scheme-water bill. Bores follow the same 2-day roster and winter switch-off as scheme users.
Rainfall — about 775mm a year. Averages about 775mm a year at the Gosnells City gauge with roughly 79% falling May-September — so the controller should step down through autumn and observe the 1 June - 31 August sprinkler switch-off.

Replacing the whole valve set in Saint James
A Saint James system was not running, with the suspicion that it needed a new controller or had wiring problems. The solenoids (the electrically-operated valve that feeds one station) were conveniently located next to the controller, which made testing straightforward.
Our technician replaced the master valve (the main valve that shuts the whole system off) solenoid, and noted that flow through the master valve was a concern when flushing the system — restricted flow at the master valve limits every station downstream of it, whatever those stations are fitted with. At the client's request all the solenoids were then swapped rather than replaced one at a time.
On a system where the valves are the same age and have had the same water through them, that is often the sensible call: the second and third failures are usually already on their way, and the labour of getting to the valves is being paid for either way.
A Saint James system that wouldn't turn off
The complaint at this Saint James property in November 2025 was simple: the retic would turn on but wouldn't turn off. Our technician located the station 1 valve electronically, found it sticking open, and excavated it.
The controller had a second, smaller problem. Its 9-volt backup battery had been replaced only 14 months earlier and was flat again, so it was replaced and the controller reprogrammed on site. A backup battery that dies early is worth watching, because without it a power cut can wipe the program.

Local reticulation questions
Yes, but only waterwise nozzles, if you're in the Town of Victoria Park. Saint James has a council boundary running through it — parts sit in the City of Canning, so check which side you're on. All irrigation pipework and associated fittings are to be laid at a depth of not more than 300mm, nor less than 150mm, below ground level. The sprinkler roster is a Water Corporation matter, so it doesn't change at the council boundary.
Generally yes — Saint James sits over accessible groundwater, which is why garden bores are common here. That said, two neighbouring blocks can differ on yield and iron content, so it's an assessment rather than a given. Bores, pumps and bore-fed retic are all work we do.
Saint James sits on Bassendean sands. That is Perth's least water-retentive sand, and the one most likely to repel water once dry. The most common thing we get booked for in Saint James is controller work, so that's where the technician starts.
