Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Leached grey sand with almost no clay or nutrient holding; it turns non-wetting in summer, so soil wetters and a well-programmed controller earn their keep here.
Groundwater & bores. The superficial aquifer here typically supports domestic garden bores — a big running-cost saving over scheme water for lawns. Note bore users now share the standard 2-days-per-week roster and the 1 June - 31 August switch-off.

Wires cut by a Carlisle garden redevelopment
A Carlisle complex had the front reticulation out across the whole site. Testing showed the wiring broken between station 1 and stations 2 and 3, and to the master valve (the main valve that shuts the whole system off) as well — multiple breaks rather than one.
Our technician located every valve on the site and tested the wiring to each, then found and repaired a set of broken wires inside an area that had recently been redeveloped into a garden bed. That is the likely origin of the damage: retic wiring runs shallow, and garden works that turn over soil will find it.
Not all of it was resolved on the day. Locating the remaining breaks and running a new section of wire needs more time than the visit allowed, so it was formally reported rather than patched over.
Landscaping is one of the most common causes of retic wiring failure we see.
Two stuck-open valves in Carlisle
Both solenoids on this Carlisle system were stuck open when we arrived in March 2025, including the one running the gear-drive sprinklers. A stuck-open valve waters whether the controller asks it to or not, so it shows up as a patch of lawn that is always wet, a water bill that climbs, or sprinklers still running long after the program has finished.

Local reticulation questions
Yes, but only waterwise nozzles. Carlisle is in the Town of Victoria Park. All irrigation pipework and associated fittings are to be laid at a depth of not more than 300mm, nor less than 150mm, below ground level. The sprinkler roster is a Water Corporation matter, so it doesn't change at the council boundary.
