Clay-loam soil: slow to soak, prone to runoff
Soil — Pinjarra Plain clay-loams. Heavier alluvial clay-loams that take water slowly and can waterlog in winter — cycle-and-soak programming stops runoff, and hydrozoning suits mixed lawn-and-bed gardens.
Groundwater & bores. The aquifer is present but less uniformly accessible under this ground — get a local assessment before committing to a bore. Either way, a well-tuned system keeps watering inside the 2-day roster comfortably.

A Rossmoyne pipe re-laid at the right depth
A Rossmoyne complex had a reticulation leak at the front of the units. Our technician located the breaks — two of them — and repaired both, then lowered one of the repaired sections rather than putting it back where it was.
That detail is the useful one. A pipe running too close to the surface is exposed to everything that happens above it: edging, garden work, foot traffic and vehicles.
If a break keeps recurring in the same area, depth is often the reason, and re-laying that section deeper is what stops the repair repeating. The work needed a trench to install the new section of pipe, which fell outside the scheduled scope of the visit and was recorded as such.
The controller was located first so the system could be tested properly before and after.
