Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Bassendean sands hold the least moisture of any Perth soil; gardens rely almost entirely on well-tuned reticulation, making head spacing and run times critical.
Groundwater & bores. Good bore country: the superficial aquifer is within practical drilling reach under these sands. Watering from a bore costs pumping power rather than scheme rates — with the same 2-day roster and winter ban as everyone else.

Following the leaks through a Bull Creek system
A Bull Creek job is a good illustration of how leak chasing actually goes. Our technician replaced a leaking micro riser (the upright pipe a sprinkler sits on), then ran a system check — which revealed a second leak, at the solenoid (the electrically-operated valve that feeds one station) on station 4.
That was repaired and the system re-checked. Parts of the garden bed were then capped off to isolate sections and see what changed, and running the system again brought up a further leak in the bed, which turned out to be a broken pipe coming off the solenoid.
Each repair raises the pressure the remaining pipework has to hold, so the next weakest point fails and becomes visible. That is why a leak repair should always be followed by another full system run: the leak you were called out for is often not the last one, and finding the next on the same visit is far cheaper than a second callout.
Reconnecting retic along a cleared Bull Creek fence line
Trees had been dug out along a fence line at this Bull Creek home, and getting the roots of one stump out meant cutting through the retic. In December 2025 our technician installed a new HPC controller, relocated the mainline towards the rear to allow for future works, and reconnected it to the existing lawn station.
The scope also covered the front of the property: locating the solenoids there and replacing the ones showing signs of failure, plus running new wire in conduit out to the rear solenoids. Valve wire run inside conduit is protected from the next spade or root, which matters along a boundary that has already been dug up once.
