Grey Bassendean sand: fast-draining and water-repellent
Soil — Bassendean sands. Bassendean sands hold the least moisture of any Perth soil; gardens rely almost entirely on well-tuned reticulation, making head spacing and run times critical.
Groundwater & bores. This is favourable ground for garden bores — sand all the way to the water table in most streets. Bore-fed retic avoids scheme water charges, though the same 2-day roster and winter switch-off govern when it can run.
Rainfall — about 808mm a year. Around 808mm falls annually (Jandakot Aero data), close to 79% of it May-September; gardens rely almost entirely on reticulation from November to March, when scheduling accuracy matters most.

Testing a North Lake system with the owner watching
A North Lake property had a broken pipe in the back yard, which our technician repaired in the 19mm poly. The system was then tested with the owner present — worth noting, because it changes what the visit produces.
Watching a station run is how an owner sees which heads are throwing short, which are covering paving and which parts of the garden are getting nothing, and it turns a list of parts into a shared understanding of the system.
